Asset Manager - LIHTC - Aegon AM
Responsibilities:
- Establish an accretive business plan and proactive investment strategy with the objective of maximizing investment benefits (tax credits, losses, and distributions), cash flow, and long-term property value.
- Analyze rent rolls, vacancy and turnover information, affordability profiles and financial operating statements.
- Monitor and evaluate financial performance of assigned assets, perform risk assessments of the investments, markets, and partners, and address non-performance and legal issues related to the property.
- Manage development-phase risks including monitoring construction draws and working with construction consultants and internal engineering team to ensure quality of construction, development timelines and budgets are within expectations.
- Coordinate post-closing disbursement of equity and ensure achievement of development benchmarks.
- Deliver consistent and accurate reporting to the team and investors to aid in the overall management of the portfolio.
- Communicate risks to appropriate leadership in Asset Management and as problem solver, develop action plan to protect the investment.
- Review and interpret legal documents, such as partnership agreements, loan agreements, guarantees, promissory notes, and coordinate with appropriate parties to ensure compliance.
- Forecast income and expense projections, capital requirements, risk-return analysis and hold/sell recommendations.
- Perform property inspections to ensure viability, prudent operational performance, fiscal management, compliance, and document recommendations into the final review report.
- Participate in the underwriting and coordination of assets to evaluate risk.
- Maintain strong relationships with sponsors and internal teams.
Required Qualifications:
- Bachelor’s degree in commercial real estate or finance related field, or equivalent experience
- Three years of experience in asset management, commercial real estate, property management, low-income housing tax credit or relevant area
Preferred Qualifications:
- CCIM, CPM or MBA
- Experience in market rate and affordable multi-family investments

The salary for this position generally ranges between $90,000 - $110,000 annually. This range is an estimate, based on potential qualifications and operational needs. Salary may vary above and below the stated amounts, as permitted by applicable law.
Additionally, this position is typically eligible for an Annual Bonus based on the Company Bonus Plan/Individual Performance and is at the Company’s discretion.
