Senior Asset Manager - LIHTC - Aegon AM
Responsibilities:
- Coordinate and supervise periodic site inspections, individual asset management plans, yearly operating budgets and property improvement expenditures for effective property operations.
- Draft and present analysis to support or deny General Partner ask such as; increase perm debt size, purchase additional credits, change in PM firm, change in GP entity, waive adjusters, underwrite rent increases and actual expenses, early equity fundings and waterfall analysis for both ILP and GP loans.
- Monitor and evaluate on a regular basis the financial performance of each asset assigned and address major operational performance issues related to the property.
- Manage construction projects, including draws, construction consultants and working with general contractors.
- Proactively identify and recommend potential variations from the business plan, including preparing written recommendations to present to senior management, Investment Committee, and investors.
- Evaluate and recommend the selective disposition of assets to maximize the return on invested capital.
- Monitor and manage adherence to property budget.
- Provide a proactive plan for addressing any property added to the watch list.
- Prepare and support preparation of required reporting materials for internal and external stakeholders, including preparing responses to investor inquiries for review and approval by senior management.
- Establish and maintain good working relationships with internal and external stakeholders and partners including operating partners, property managers, external service providers, portfolio management, acquisitions, accounting, reporting, and Environmental and Engineering.
- Perform special projects, as assigned.
- May include the supervision of asset managers and real estate analysts.
Required Qualifications:
- Bachelor’s degree in commercial real estate or finance field, or equivalent experience in asset management.
- Five years of experience in one or a combination of the following: commercial real estate, low-income housing tax credit investment, asset management, underwriting, lending, or workout.
Preferred Qualifications:
- CCIM, CPM or MBA.
Job and compensation levels depend upon an applicant’s qualifications including the extent of candidate’s relevant experience and other job-related factors and will be determined by hiring supervisors/managers and HR.
